WATER RIGHTS: The SX Ranch has irrigation water rights from Crooked Creek with an
1875 priority date for 323 acres as stated on Oregon water right certificates 3617 and
3618. Approximately 110 acres are sprinkle irrigated with wheel lines. The balance is
irrigated by gravity flooding or sub irrigation.
On average years Crooked Creek will run flows that provide irrigation water for the SX
into the middle part of June. Due to the dry conditions the past two years, the owner has
done some gravity flood irrigating only, and not used the sprinkling system. There is a
water right down stream that has an earlier priority date than SX water rights.
SOILS: According to the USDA and NRCS soil map, approximately 300 acres of the
producing land is made up of the Drews and Deter loam soils. These soils are good for
alfalfa hay, grass hay, and grass pasture. The elevations on the ranch range from 4700' to
5000'. The ranch is suitable for hay production and livestock grazing. Annual average
precipitation is about 16 inches.
IMPROVEMENTS
The improvements include a custom home, approximately 1600 sq.ft, built in 1995. The
home has 3 bedrooms, two bathrooms, living room, kitchen, laundry room and attached 2

a quality school system from pre-school through High School. Lakeview is the county seat
for Lake County. Most all services are found in Lakeview, including shopping, auto
dealerships, a farm machinery dealer and medical services. The Lake District Hospital
recently underwent major remodeling, and is located in Lakeview. The economy is based
on agriculture, timber, tourism, and government. Big game hunting is an attractive feature
of this area. Primary big game in the area are mule deer and antelope. This SX qualifies for
