CCHOA MAY 2015 NEWSLETTER Warmer weather has arrived and residents are cutting the grass and planting flowers. We are replacing the filter, sharpening blades and changing the spark plugs on the lawn mower, weed whacker and trimmers. It’s time to remember to be good neighbors and keep Charleston Crossing a secure, safe and wonderful place to live and raise a family. Did you know: On our website www.charlestoncrossing.org the Code of By-Laws, Declaration of Covenants, Conditions, Restrictions and Amendments of Charleston Crossing are readily available for reading or printing out for reference. The main purpose of the homeowner’s association is to help maintain the property values in the Charleston Crossing Development. The current annual association dues of $275.00 paid by (140) homeowners and landlords help maintain 3 ponds, 2 fountains, playground area, five acres of common area, trees, landscapes, irrigation, attorney fees, management company, tax filing, postage and vendors. 2015 Vendors: Ken-Cut Landscape Design, Installation and Maintenance Lawn Mowing Crew, new this year Aquatic Services of Indiana Lake and Fountain Maintenance, contract renewed Top Quality Irrigation Sprinkler, Irrigation Systems, contract renewed Cumberland Management Company, Larry Olive, owner Property Manager, contract renewed Please do your part as a homeowner or renter to keep the lawns and landscape attractive for visitors and neighbors alike. There were over 10 homes sold in Charleston Crossing in 2014 and realtors are contacting homeowners to see if they are interested in selling. Buyers are out there and driving through Charleston Crossing daily. 1 In no event shall the grass on any lot exceed the height of seven inches (7”) or the set height under local ordinance, whichever is less. The Association, Board, or any of its designated agents, will have the right to enter onto a lot to perform any maintenance, mowing, repair or other acts as may be 1 reasonably necessary to make the lot and any improvements on the lot meet the requirements of the Declaration or rules. Any expenses incurred by the Association under this provision will be treated as a special assessment against the lot and lot Owner in question and collectable as provided for any assessment under the terms of the covenants or the Bylaws. In other words, the lot owner will be billed should the CCHOA have to hire someone to perform the maintenance. In addition, no owner may permit any noxious, invasive, or illegal weeds, underbrush, or other unsightly growths to grow or remain on their lot. 2 Trash containers may be set at the curb beginning at 5:00 PM the day before collection and removed no later than 10:00PM the same day as trash collection occurs. Owners or residents cannot store trash containers beside the garage, the driveway, the front porch, or any other area where the waste container or bag is visible from the street. This also means in front of your vehicle parked in the driveway. No one wants to look at your trash. 3 Overnight street parking of any vehicles in Charleston Crossing by owners and or residents is strictly prohibited. Any vehicle parked on the street between the hours of 1:00am and 7:00am “MAY BE TOWED”. This has become a big problem especially on Charleston Pkwy and parts of Jamestown. The streets in Charleston Crossing are narrower than normal. Remember this development was started in May of 1988 by The C. P. Morgan Co. Hamilton Southeastern School buses, Fishers Fire and Police trucks and vehicles as well as Waste Management vehicles run regular routes in Charleston Crossing daily. Please be aware of where and when you park during the day and overnight. Vehicles may not be parked on any sidewalk or on any Lot or street in a manner that would block or interfere with the use of any sidewalk, access and /or use of any mailbox, or would block or restrict vehicular traffic on any street in the Development, including, but not limited to, school buses and emergency equipment. Do not park in the street blocking any car from backing out of their driveway. Be mindful of where you park day or night. Backing out of a driveway blocked by a car directly parked across from your driveway could result in a small child being injured or seriously hurt. Thank you for being a valuable resident of Charleston Crossing. Charleston Crossing Neighborhood Garage Sale MAY 15-16th We are joining Burberry Place’s Neighborhood Garage Sale. Spread the word. Landscape work at the 116th Street entrance to include taking the Island down to curb level will be started sometime in May AND the East Fountain has a “new” motor and working well. In September, Ken-Cut will apply a heavy cover spray to knock down 80% of weeds and dandelions for next Spring.
