Location
Jersey is the largest of the four Channel Islands covering an area of approximately 45 square miles
and lying 160km (100 miles) south off the coast of England and 20km (14 miles) west off the coast
of France.
The Island is served by regular sea and air links to both the United Kingdom and Continental
Europe with regular air services provided to London Gatwick, London City, Southampton,
Birmingham and Manchester and Paris and Geneva, together with a fast ferry service with daily
sailings to Weymouth, Poole and St Malo.

allegiance to the British Crown and the UK is responsible for Jersey’s defence and international
representation. Jersey is not represented in the UK parliament, however, has its own government
called the States of Jersey, members of which are elected by the population. St Helier is the
Island’s capital and the main town.
Local Economy
Jersey is a prosperous Island with a stable strong and successful economy and a high standard of
living. The Island has a population of circa 98,000. The economy is dominated by the well
regulated high quality financial services industry which contributes more than 60% of the GDP and
employs more than 28% of the working population.
There are currently 42 banks registered in Jersey from the UK, Europe, North America,
Switzerland, the Middle East, Africa and Asia. Bank deposits held in Jersey as at Q1 2014 stood at
£139.2 billion with a total value of funds administered of £195 billion.
As a consequence, Jersey also benefits from a well-established Trust and Fund administration
business sector. Aside from banking, the major income generator to the Island is tourism which
provides around 24% of GDP. The total visitor volume is approximately 740,000 people per year
with approximately 80% of income derived from visitors from the UK.

Situation
The Property is located approximately 4 miles to the north west of the main commercial and retail
centre of St Helier. More specifically the Property is positioned directly off La Rue de Petit Aleval.
La Rue de Petit Aleval provides access to St. Peter’s Valley to the south and west. La Rue de Petit
Aleval also links with La Rue des Aix which provides access to Three Oaks and the North and
East.
The Property is located in a predominately rural area with a number of high value residential
properties located in the immediate vicinity in addition to smaller clusters of residential property.
Greenhills Country Hotel is located within 100 metres of the Property (to the north).
The main airport at St Peter is circa 1.5 miles away to the west whilst the main harbour/port

Description
The Living Legend holiday village is one of the Island’s leading tourist attractions and provides a
range of facilities including The Jersey Experience, an award winning special effects show which
recreates the story of Jersey, 2 no 18 hole “Adventure” Golf Courses, Jersey Karting, Restaurant,
offices, shops and outbuildings. There is also a substantial basement under the main Living
Legend “Jersey Experience” building.
There are 13 no bedsits on the 1st and 2nd floor above the restaurant and 3 no flats within the
Lodge comprising 2 no 1 bedroom flats and 1 no 2 bedroom flat (currently designated for staff use
or as entitled).
The Adventure Golf is located to the south east corner of the Property and provides for 2 no 18
hole courses set amongst a series of ponds and attractive with a large “Island” to the centre. There
is a turnstile entrance and kiosk providing access to the golf and a café and seating area.
The Go Karting provides for a staging and storage area and a course within the south west corner
of the Property.
There are a number of landscaped areas within the Property with a children’s play area to the
eastern boundary. There is also a further tranche of land to the west of the Property, beyond La
Rue du Coin Varin.
There is a large surfaced parking area to the north and west of the Property providing substantial

Vehicular access to the Property is provided directly off La Rue de Petit Aleval.
