(“Center”) is sending a Request for Proposal (“RFP”) to select commercial property managers, posting the RFP on our website, as well as making an announcement on our digital newsletter. The selected manager shall provide physical and fiscal management of the Center for the calendar ending December 31, 2015. We invite your firm to submit a proposal to us by November 26, 2014 for consideration. Taniguchi Eric Tema Emme Tomimbang Art Ushijima Gulab Watumull Perfecto Yasay Gary Yoshioka Chair Emeritus Chair In 1993, the Center was established as a non-profit 501(c)3 corporation with the mission of “To develop, own and operate a community center that provides social, economic, and education services, and to promote and perpetuate Filipino culture and customs in the State of Hawaii.” Located in suburban Waipahu, the three-story Center covers 50,000 square feet. Eleven units covering over 11,200 square feet are occupying our commercial property currently. Services to Be Performed Your proposal shall cover the physical management, maintenance, lessee compliance, safety procedures, and maintenance of the building plans. Proposals shall also cover the fiscal management, including the preparation of the annual budget, receipt of lessee payments, and disbursement of funds for operating expenses, with monthly reporting packages to the Center. Standard services dealing with lessees of the Center and obtaining the appropriate insurance coverages shall also be included in the services provided. Services are expected to be performed in a reasonably timely manner as mutually determined between the Center and your firm. Please be advised that any information released to you are to be kept strictly confidential. Your Response to This Request for Proposal In responding to this request, please provide the following information: 1. Detail your firm’s experience in providing commercial property management services to companies in the not-profit sector, as well as companies of a comparable size to our organization. 2. Please provide the names and contact information for similar clients in the not-for-profit sector. 3. Identify the primary individuals who will be assigned to our job if you are successful in your bid, and provide biographies. Indicate any complaints against them that have been leveled by the state licensing boards or other regulatory authority, if any. 4. Set forth your fee proposal for services rendered, with whatever guarantees can be given regarding increases in future years. Please be specific on property management fees, leasing commissions, and costs. Evaluation of Proposals The Center will evaluate proposals on a qualitative basis. This will include our review of the firm’s materials, interviews with personnel to be assigned to our organization, results of discussions with the Center’s Board of Directors, and the firm’s completeness and timeliness in its response to us. Any questions, requests for additional information, visits to our Center, review of prior management reports, financial statements, and appointments with the President, Treasurer, or Facilities Committee Chair should be coordinated through Franz D.
